What Are Superfund Sites in Scottsdale?

Most every buyer I work with that starts looking at homes in Scottsdale eventually comes across homes for sale in “South Scottsdale” that are priced well, although older.  Their are some value properties in South Scottsdale that are a mixed blend of Scottsdale Patio Homes, Town homes, Apartment Conversions and Single Family Detached Homes. Build Dates are between 1965 to about 1985 in most of the “Older Communities of Scottsdale” and further investigation will reveal that these homes are located in areas where manufacturing companies like Motorola, Siemens and Smith-Kline Beecham were once producing products with chemicals and pouring those off into the ground. So began the creation of the Superfund Site.

Awareness of Toxic Waste in Scottsdale

Awareness of Toxic Waste became more and more prevalent in the late 70′s and early 80′s. Further investigation performed by the EPA discovered that companies around the US were embracing this practice so theEPA and other Governmental entities and public pressure forced regulation condemning the practice. One of those companies that were major contributors were Motorola and they were heavily fined along with other companies. The bulk of those fines were placed in account named the “Super Fund”. Monies from the Super Fund account were used to pay for clean up of the toxins in the soils and those toxins that leached into the ground water.

The first proposed remedy in the EPA’s outline agreed to by those companies that were the big contributors came in 1988 when the ground water clean up plan was initiated which followed in 1991 with the soils treatment and then finally the 2001 decision for a final outline of the clean up process. The EPA’s site will also tell you that the process is still continuing. Soil clean up is expected to have been completed by this year but the ground water clean up is still ongoing. In spite of the fact that this environmental area has been of a concern, it has not prevented people from living actively in their homes in this area at all. In fact, much of this area is seeing an improved home structure and neighborhood. Investors are purchasing and flipping homes updating them with more modern features typically called “Mid-Century Modern” which is very appealing to a younger crowd. The improvements can be pretty substantial with new wiring, plumbing, air conditioning and so on.

The area is also fraught with Canadian investors paying cash for anything under 150 thousand located in this area. Some are using the dwellings for 2nd residences and others are renting those out.

Not much is changing and I have seen no sign of any kind that would indicate that this area is a turn off for buyers, inspire of the Superfund site stigma.

Who Needs the iPhone 4?

OK, I know the title may be  a little bit shocking to most of you who know how much I love my iPhone 4 and erupt on it’s amazing capabilities, but here me out on this.

Sitting here typing on my iPad after searching through the Internet, Face Booking, Reading RSS Feeds, Tweeting, Reading the Daily, Sharing Articles and now writing this Blog to share my latest thoughts and that brought me to an epiphany.

Why do I need an iPhone any more?

In March of this year we will see the release of a new iPad, the much talked about “iPad 2″.

This isn’t really news. It’s been talked about for months. But why should or how could it effect current or potential iPhone users and could this new iPad be having a direct impact on what was supposed to be a mass exodus from ATT to Verizon once the iPhone was announced to be moving there?

Here’s what might be happening…

I LOVE my iPhone 4

It is simply one of the most brilliant pieces of hardware combined with app software and an amazing tool for my real estate business.

That being said, like everyone else in the US, I’m also cost conscientious.

My iPhone 4 is costing me $140.00 per month to have data, SMS and use of the phone as a phone.

So, what does the iPad 2 bring to the table so well that I would consider shelving the iPhone 4?

Apps Apps and More Apps…

With the iPad 2 I will have the ability to take videos and photos, edit it and share them brilliantly with the apple software, check my voice mail with a voice mail app, check my e mail and respond with ease, surf the web, use the mapping feature to find things and navigate, write contracts, send receive and edit documents, capture electronic signatures and the rest is a list so long I could spend hours explaining…. and I can do all this for 25 to 50 bucks a month according to Verizon.

All I need a phone to do is answer and dial anymore. I can buy a used phone with a blue tooth connection on the cheap to make and receive phone calls for a fraction of the $140.00 I have been paying to do all this web stuff on the phone and I can’t emphasize strongly enough how much easier it is to do all that on the iPad.

But Wait! There’s more!

Then there’s Skype or Google Voice. I can use Skype as my phone if I choose to so now do you see why I’m becoming more and more an iPad 2 fan?

Come this March l will have a new iPad 2 and I will likely release the iPhone 4 to someone else interested in having a phone with the $140.00 monthly bill through ATT that comes with it and l will be doing it without hesitation!

I have a drawer full of Verizon phones for phone service that li could use to activate but now I’m thinking of just purchasing one of those pay per min phones if the iPad turns out to be as strong a tool as li think it will be.

What ever you decide, think it through.

Although this to me seems like a great idea, it may not be the right thing for you to do.

To Buy or Not To Buy, That Is The Question…

An out of state buyers dilemma…

Showing buyers property from out of state these days is an uncertainty. They generally hear so much misinformation from people they speak to when they come to visit that it amazes me why they would even be considering a home purchase.

On a recent first meeting I spent some time speaking to a buyer from out of state who stated ”I think that the real estate bottom has finally hit in Phoenix and it’s a great time to buy… but I’m not sure”. Then asks the question “what do you think?”. Just a min, let me look of about 100 different opinions off the internet you read and the multitude of questions you posted on Trulia and read those answers for you again so we can make sure that you are completely and utterly confused.

It’s time to end the confusion once and for all about Real Estate in Phoenix.

We have one thing that most all of the country doesn’t have right now. 72 degree sunny weather. I’m looking at it right now outside my window in my office and I have to tell you that those photos and videos I saw this morning on the today show of a major snow storm makes me remember why I’m here. Yes, it’s true. I’m someone that lives here who wasn’t raised here.

So, I can hear you asking what the heck does this market bottom stuff have to do with weather? Yes, you are thinking that, aren’t you?We’ll here it is. Currently, sales in the metro area are up but prices are continuing to soften. Not by much, but by very small amounts. This may continue for the next few years depending on how much need there is for the banks to accept lower than market valuation Purchases.

People are buying here not because the pricing has hit bottom but because they can finally afford to purchase the second home or retirement home they dreamed of in days past and they are more than anxious to be moving away from brutal, nasty cold weather, floods, constant rain, unbearable humidity and the list grows.

So, no matter what you think of the “market” you cannot escape from the fact that there are few places to live that provide the weather and lifestyle of the Phoenix and metro area.

Now go put another log on the fire and start thinking sunny thoughts. I’ll have a home waiting here just for you when you’re ready.
